Define a benchmark other teams can reproduce

Start with a dated cohort of inbound buyer enquiries and state which sources are included: Bayut, Property Finder, Dubizzle, Meta, direct WhatsApp, or another channel. Record the timezone, office-hours rule, duplicate rule, spam exclusions, and the period covered.

Do not publish an average without the distribution and denominator. Report the median and the 75th or 90th percentile so a small number of very slow leads cannot hide behind one summary number.

Measure the first useful response

An automatic receipt proves that a system fired; it does not prove that the buyer’s enquiry was understood. Define a useful response as one that acknowledges the relevant property or requirement, gives a verified answer or explains what needs confirmation, and offers one appropriate next step.

Track receipt time and first useful response separately. If a person reviews the conversation before the useful reply, record that too so the benchmark distinguishes automation speed from operational response.

Add quality and ownership measures

Speed without ownership can create several fast but disconnected replies. Measure whether the lead had one current owner, whether source and listing context were present, and whether a dated next action was recorded.

Publish the benchmark with limits

State that the results describe one cohort and operating setup, not every UAE brokerage. Break results down only where the sample is large enough to avoid misleading comparisons.

A useful public edition should include the methodology, anonymised aggregate results, the questionnaire or scorecard, and a change log. Until real observations exist, label the work as a measurement framework rather than presenting invented market statistics.
