Buyer qualification questions for real estate agents

Open with the buyer’s objective

Ask whether the enquiry is for a home, an investment, a rental, or research. The same two-bedroom listing can mean very different things to a family, an investor, and a buyer relocating to Dubai.

Follow with the areas and property types they would actually consider. This gives the agent a useful shortlist before discussing alternatives.

Understand readiness without making assumptions

Ask when they would like to move or invest, and whether they are considering cash or finance. If finance is relevant, ask whether they have already spoken to a lender rather than treating pre-approval as a pass/fail gate.

Where another person is involved in the decision, ask how they prefer to include them in a viewing or follow-up.

Translate answers into an appropriate route

A near-term buyer may need a viewing and a short list. An early-stage investor may need a comparison of locations or payment plans. The record should say which route was chosen and why.
